LBX Investments (LBX) is a real estate investment company that seeks to identify and invest opportunistically in mispriced assets. We were founded by a team of experienced institutional real estate professionals and focus on acquiring high-quality real estate in markets that are experiencing above-average population, income and job growth.
Since mid-2016, we have been investing in Southeastern U.S. discount-oriented neighborhood and community shopping centers, many with grocery anchored components. Tenants at these centers tend to provide services and discount-oriented products that compete effectively with e-commerce options. Due to dislocation in the retail real estate markets, there is an imbalance in the supply of properties for sale and a dearth of potential buyers, creating opportunities for consolidation in the retail real estate space at attractive risk-adjusted returns versus historical levels and those found in other asset classes. Due to the noise around retail, we can buy high quality properties with strong tenant bases in high growth markets at attractive yields, producing strong cash flow and returns that we believe exceed the risks being taken. As of 7/1/2019, LBX’s managing partners own and operate seven neighborhood and community shopping centers, and have two more under contract, totaling more than 1.4 million square feet, and we are actively acquiring assets in growth markets such as Orlando, Atlanta, and Nashville. The strategy has been performing in line with - and in certain cases has exceeded - our expectations, with average cash-on-cash returns since inception above 10%.
